  • Overview

    Perform skilled work in the installation, operation, maintenance, modification, service and repair to facilities building automated systems (BAS).


    • Monitor the performance of heating, cooling, and related systems by interpreting the energy management system alarms and temperature and pressure differentials, troubleshoots problems, and makes adjustments, when necessary
    • Perform preventive maintenance work based on equipment manufactures recommended procedures and the facilities computerized maintenance management system (CMMS)
    • Maintain accurate records of buildings systems and equipment and ensure there are ample spare parts and materials in stock to keep systems operational
    • Perform skilled mechanical maintenance by inspecting and testing elements of facilities systems to locate and diagnose faults and malfunctions
    • Troubleshoot problems, and make adjustments and/or perform required repairs using hand tools and precision measuring and testing devices


    • Education:
      • Qualified/Certified with the BAS Systems at the BEC
    • Required Knowledge/Experience:
      • 5 – 7 years minimum of related experience
      • 5 years’ minimum in the experience of Operation & Maintenance of building automation systems including the computer and microprocessor-controlled components
      • Minimum of 5 years spent in direct operations and maintenance of BAS
      • 3 years of in a large, modern commercial or government facility, domestic or overseas
      • Completion of an accredited elevator apprentice program for maintenance and repair of elevators, dumbwaiters, accessibility lifts, and material lifts as defined in ASME 17.1 Safety Standard for Elevators and Escalators
      • Demonstrated experience of the installed equipment and provide documented proof of factory training by the original equipment manufacturer
      • Valid driver’s license for vehicle operation and ability to maintain it
      • Must have good working knowledge to identify and mitigate safety hazards and capable to ensure Facilities comply with local environmental, U.S. OSHA, and local safety standards.
      • Ability to interact effectively with individuals in garnering cooperation and support for key planning and project management initiatives in the assigned program area

    Other Responsibilities

    • Perform other tasks consistent with the goals and objectives of the department/contract
    • Perform other duties as assigned by the Director of Services
